  • Account Receivable
  • - Collection and deposit of fees per Association Bank Account .
    - Collection letters, late notice, and statements to owners.
    - Preparation of Monthly Reports.
    - Preparation of a Report by semester (the first six month of each year) and annual
    - Billing, collection and deposit of special assessments. 

  • Account Payable
  • - Check preparation with backup documentation attached, ready for signing.
    - Ledgers for monthly disbursement to The Board of Directors for approval.
    - Codifying Invoices, vendors, dates, etc.

  • Financial and Other Reporting
  • - Budget preparation and analysis of budget every month.
    - Income and expenses report provided monthly, by semester and annually.
    - Maintenance income and expenses analysis and budget comparison.
    - Preparation of corporate income tax return (Year-end 1120H).
    - Approval Association for a New Owner/Tenant, Screening and Notarization Service.

  • Estoppels
  • - Prepare a certificate of all assessments (estoppels letter) affecting a Unit of a request by an owner or a mortgage holder.
    - Prepare questionnaires.

  • Administration Services
  • - General correspondence of Association.
    - Notary Public services.
    - Attorney Referral.
    - Coordination of Board and Membership Meetings.
    - Coordination of Annual and Budget Meetings.
    - Preparation and monitoring of any Special Assessment.
    - Coordination and Supervision of on-site Personnel and Contractors.
    - Oversee major Restoration and Maintenance Projects with at least tree (3) proposal.

  • Other Administrative Services
  • - Coordination and preparation of the State Report.
    - Address violations of Association Rules and Regulations.
    - Review and management of Association Insurance needs.
    - Coordination with the Pool Services.
    - Coordination with the Elevator Company.
    - Coordination with the Waste Services.
    - Coordination with the Landscaping Services.
    - Supervision of Janitorial Service.
    - Weekly Property Inspections and Violations Follow ups.
    - Preparation of Payment Fees.
    - Office expenses.

  • We have experience to clarify any allegation against the Association with the Bureau of Compliance/Division of DBPR.
